Property Manager – Lambeth Patch

Pay: £28.56 per hour Umbrella
Location: Kings Cross office base / Lambeth patch
Contract: Initial 3-month contract with strong potential for long-term extension

We’re currently supporting one of the UK’s leading G15 housing associations in the search for an experienced Property Manager to join their Operations team. This is an excellent opportunity to work within a resident-focused organisation that manages thousands of homes across London and is committed to delivering safe, well-managed communities.

This role will oversee a Lambeth-based portfolio of approximately 190–200 homes, acting as the key point of contact for residents, contractors and managing agents to ensure a high standard of service delivery and resident satisfaction.

The Role

As Property Manager, you’ll take ownership of a mixed residential portfolio, ensuring residents receive a proactive, visible and customer-focused service. You’ll work closely with internal teams, contractors and stakeholders to resolve issues, improve services and maintain safe, compliant communities. 

Key responsibilities include:

  • Managing day-to-day property and resident-related queries
  • Building strong relationships with residents, contractors and managing agents
  • Carrying out estate inspections and ensuring health & safety compliance
  • Managing service charge budgets alongside specialist teams
  • Handling complaints, investigations and ASB-related cases
  • Monitoring contractor and managing agent performance
  • Supporting repairs, planned maintenance and fire safety actions
  • Ensuring lease and management agreement compliance
  • Acting as a visible presence across the patch and advocating for residents at all times 

About You

We’re looking for someone with strong customer service and property management experience, ideally within social housing, leasehold or residential management.

You will have:

  • Excellent communication and stakeholder management skills
  • Experience managing property-related casework and resident issues
  • Strong investigative and problem-solving ability
  • Confidence managing contractors and external partners
  • A customer-focused and resilient approach
  • Good IT and administrative skills
  • The ability to manage a busy patch independently and effectively

Desirable:

  • Previous leasehold or residential property management experience
  • IRPM, ARMA or RICS qualifications (or working towards)
