£20.00 Per Hour Temporary

Property Manager – £21.19 per hour – Immediate start

Our client is a reputable firm of Chartered Surveyors, based in East London. We have a wealth of knowledge, experience and expertise and have been providing professional property services for over 130 years, operating within London, Essex and the South East.
They are currently looking for a temporary Property manager to cover until the end of 2019.
Details of the post are as follows:

Job Purpose

* To provide day to day management of residential leasehold blocks
* To provide quality block management services
* To ensure compliance with management agreements, contracts and leases
* To provide support and line management of the Property Officer

Key Accountabilities

1 Overall responsibility of the performance of the Property Management service
2 Responsible for the line management and performance of the Property Officer
3 Setting up and preparation of annual service charge budgets
4 Administering Company and Statutory accounts as required
5 To promote and foster collaborative working, both internally with other colleagues and externally with clients, residents and contractors
6 Manage all queries, complaints and communication and maintain sound working relationships with landlords, leaseholders, tenants, solicitors and contractors
7 Administer and manage Section 20 consultations, major works, long term agreements including tendering and completion of works
8 Adherence to Landlord & Tenant Act, statutory Health & Safety procedures and CLRA 2002 including the changes to the Section 20
9 Check compliance with and enforcement of the terms of leases and statutory requirements
10 Be responsible for Arrears recovery and performance
11 Invoice authorisation
12 Carry out Property, Block and Estate inspections as required
13 Arranging and attending Leaseholders meetings, Directors meetings, AGMs etc.
14 Providing property management advice within area of expertise to existing and potential clients.
15 Writing letters and reports.
16 Appointment and monitoring of contractors.
17 Preparation of Sale Enquiry / Leasehold management packs for Resales.
18 Prepare and submit rent reports for clients as required
19 Assist with commercial property management as required taking lead on Housing Association Property Portfolio
20 First Tier Tribunal preparation and attendance as required
21 To assist and support the Company as appropriate in any other duties commensurate with this role
22 Check compliance with and enforcement of the terms of leases and statutory requirements
