Maintenance Surveyor £40 per hour Umbrella
Role overview Responsible for carrying out pre and post inspections and producing technical reports across responsive repairs, void works, and cyclical repairs within a defined South East England patch.
The role covers the South Coast, primarily Basingstoke and Southampton, with the area extending north to Reading. For expenses purposes, Stevenage will be treated as the base location.
The Surveyor will ensure works are delivered to a high standard, defects are minimised, and contractors are managed effectively to complete works on time, on budget, and in line with customer and compliance expectations.
Key responsibilities
• Deliver an effective and efficient Repairs and Maintenance service
• Carry out diagnostic inspections, surveys, and technical reports
• Manage and control budget spend within area of responsibility
• Deliver and manage legal disrepair claims and Environmental Health Orders
• Coordinate void properties to minimise rental loss and maximise turnaround
• Manage contractor performance and on-site progress
• Ensure all works comply with statutory, regulatory, and health and safety requirements
• Promote and enforce organisational Health and Safety policies
Essential criteria • Level 3 Diploma in Surveying, Property, or Maintenance
• Membership of a relevant professional body (e.g. RICS or CIOB)
• Strong knowledge of social housing repairs and maintenance
• Sound understanding of building construction, planning regulations, and health and safety
• Ability to manage budgets and contractor performance
• Strong written and verbal communication skills, including technical reporting
Desirable criteria • Degree-level qualification in a relevant discipline
• Previous experience within a housing association or local authority
• Full UK driving licence
