Project Manager – External Wall Risk Assessments & Fire Strategies
£47.90 per hour | Interim Contract | 37.5 hours per week | Hybrid
We’re looking for an experienced Project Manager with specialist experience across external wall risk, fire safety and residential buildings to join a major London housing organisation on an initial interim contract.
This is a key role within the organisation’s Resident & Building Safety function, supporting the delivery of safe, compliant homes across a portfolio of 60,000+ properties and around 130,000 residents. The organisation is one of London’s largest not-for-profit housing associations, providing affordable homes and investing heavily in improving the quality and safety of existing homes.
The Role
You’ll take ownership of a programme of External Wall Risk Assessments (FRAEW) and retrospective Fire Strategies across residential buildings, working closely with specialist fire engineers, internal building safety teams and residents.
You’ll be responsible for ensuring assessments are robust, appropriately challenged and translated into effective actions — ultimately helping to ensure residents are safe and feel safe in their homes.
What you'll be doing
- Manage and refine a programme of external wall risk assessments and retrospective fire strategies
- Appoint and manage competent fire engineering consultants
- Quality-check fire engineers' assessments and challenge outcomes where required
- Manage investigative and monitoring actions through to completion
- Coordinate specialist contractors and enabling works where required
- Ensure FRAEW findings are reflected within Fire Risk Assessments
- Keep EWS1 documentation up to date and support property transactions
- Work closely with Building Safety Managers and Building Safety Case Developers
- Contribute to external wall and fire strategy sections of Building Safety Cases
- Lead responses to external wall queries from the Building Safety Regulator
- Provide technical guidance and act as an internal external wall SME
- Support Development handovers and Gateway approvals
- Ensure external wall and fire strategy information is captured within the Golden Thread
- Communicate effectively with residents, colleagues, consultants and contractors
What we're looking for
This is a specialist role, so relevant residential experience is essential.
You'll need:
- Proven experience working in a similar external wall / fire safety role
- Strong experience working with occupied residential buildings
- Experience working with residential building construction information
- Experience quality-checking the work of fire engineers
- Strong project and contract management experience
- Knowledge of the Building Safety Act 2022, PAS 9980 and EWS1
- Experience with external wall inspections and associated enabling works
- Understanding of relevant H&S requirements, including CDM
- Experience managing multiple projects/workstreams simultaneously
- Excellent information management and attention to detail
- Confidence communicating with residents and stakeholders
Ideally, you'll have a technical background within the fire industry, with experience working directly alongside fire engineers or in a technical fire safety capacity.
Relevant professional qualifications include MRICS/FRICS, MCABE, MIFireE/CEng or MCIOB with a Level 6 qualification in fire safety.
Experience completing external wall risk assessments on residential buildings and responding to Building Safety Regulator queries would also be highly desirable.
Working arrangements
37.5 hours per week
We're happy to be flexible around working hours. Options could include:
- 9:00am–5:30pm
- 8:30am–5:00pm
- 9:00am–5:00pm with a shorter lunch
For the right candidate, we'll make the working pattern work.
The role is hybrid, with at least 3 days per week spent in an office or out in the community/site, depending on business needs. Where site/community visits aren't required, the remaining days can be worked from home.
