Repairs Officer – Level 3: London | £27.94 Umbrella | Immediate Start
We’re supporting a large, well-established housing organisation that manages a diverse portfolio of homes across London. Known for their structured approach to repairs and resident services, they operate a fast-paced Repairs Hub with clear procedures, strong governance, and a focus on service quality.
They are now looking for experienced Level 3 Repairs Officers to join their Repairs Hub team.
The Role
As a Level 3 Repairs Officer, you’ll coordinate and oversee day-to-day responsive repairs, acting as a trusted point of contact for residents, contractors, and internal teams. You’ll use your technical knowledge and judgement to diagnose repairs, manage variations, ensure compliance, and keep services running smoothly.
This role suits someone confident working at Level 3 who understands housing repairs end-to-end and can operate with minimal supervision.
Locations & Working Pattern
- 4 roles based at King’s Cross
- 4 roles based at Hammersmith
These are fully office-based roles. All staff will also work across both offices on alternate Fridays, when the full team is together.
Pay Rates
- £18.86 per hour PAYE
- £27.94 per hour Umbrella
What You’ll Be Doing
- Diagnosing repairs using SOR codes and managing quote variations
- Progressing repairs through internal systems to completion
- Applying the 3 no-access process correctly and closing jobs where appropriate
- Reviewing completed works against specifications before payment
- Challenging contractor variations to ensure value for money
- Supporting cost, quality, and performance monitoring
- Managing resident enquiries, complaints, and updates with a strong customer focus
- Working closely with contractors, inspectors, and internal teams to meet KPIs
- Ensuring compliance with Health & Safety, financial regulations, and housing legislation
Essential Experience This role is not suitable for entry-level or step-up candidates. You must already have:
- Proven Level 3 Repairs Officer experience
- Strong understanding of SORs and financial variations
- Working knowledge of housing tenures, including:? Permanent housing?, Temporary accommodation?, Leasehold?, Managing agents
- Experience managing responsive repairs in a busy environment
- Strong problem-solving, organisation, and communication skills
- Confidence working to targets, KPIs, and regulatory standards
Important Before You Apply
- ?Must be comfortable with 100% office-based worked from either Hammersmith or Kings Cross
