Neighbourhood Housing Lead – SW London

Location: South London, covering boroughs including Southwark, Lambeth and Croydon
Contract: Temporary, end date TBC
Pay: £19.75 per hour, equivalent to £35,951 per annum
Hours: Monday–Friday, 09:00–17:00
Working arrangement: Agile hybrid working, with 20%–40% of contractual hours at the reporting office or working location

We are looking for an experienced and customer-focused Neighbourhood Housing Lead to join a newly refreshed Housing Management team. This is an excellent opportunity to take ownership of a neighbourhood patch and make a visible difference to residents’ homes, communities and overall experience.

You will be the primary relationship holder for residents living in approximately 500–600 homes. Working across several South London boroughs, you will provide a responsive and consistent housing management service, build trusted relationships and make sure residents’ concerns are heard and resolved effectively.

This is a varied role for someone who enjoys taking ownership, solving problems and working closely with residents, colleagues and external partners.

Key responsibilities

You will:

  • Act as the main point of contact for residents across your allocated patch.
  • Provide advice and support on tenancy, leasehold and property-related matters.
  • Investigate and resolve tenancy breaches, nuisance, anti-social behaviour and neighbourhood issues.
  • Support vulnerable residents and make appropriate internal and external referrals.
  • Carry out tenancy audits and inspections of homes, communal areas, buildings and open spaces.
  • Monitor property standards, communal services and relevant compliance requirements.
  • Identify, manage and escalate risks, including fire safety and safeguarding concerns.
  • Work with legal services on court action and attend court where required.
  • Respond to complaints and enquiries from residents, councillors and MPs.
  • Liaise with local authorities, police, contractors and other external organisations.
  • Help residents understand service charges and challenge poor-quality services where appropriate.
  • Champion residents’ interests and coordinate activity across different teams to reach positive outcomes.

About you

You will need demonstrable experience in a similar housing or neighbourhood management role, together with a strong understanding of tenancy and property management.

You should have experience or knowledge covering tenancy and leasehold management, tenancy fraud, anti-social behaviour, safeguarding, vulnerable residents, communal inspections and service charges. Knowledge of relevant housing regulation, compliance, risk management, welfare reform and housing or immigration law is also important.

You will be confident managing a complex workload and meeting deadlines while maintaining excellent customer service. Strong communication and stakeholder-management skills are essential, as is the ability to explain complex information clearly to different audiences.

You will bring empathy, resilience, sound judgement and the determination to see issues through. You should also be comfortable challenging existing practice when this will produce a better outcome for residents.

An IRPM or housing qualification and extensive property management experience would be advantageous. You must be willing to work towards the IRPM qualification and undertake other relevant learning.

A valid driving licence and access to a car for work are essential, as regular travel across the neighbourhood patch is required.

If you are an experienced housing professional who enjoys building relationships, solving practical problems and delivering on promises to residents, we would be pleased to hear from you.
