Are you an experienced Property Manager who understands how excellent tenancy management can make a genuine difference to residents?
We are recruiting for a Property Manager to join the London Living Rent team of one of the UK’s leading housing providers. London Living Rent offers quality homes at below-market rents, helping residents save towards a deposit and work towards home ownership.
This is an opportunity to manage a varied portfolio of homes while delivering excellent resident services, protecting income and supporting the continued growth of an important affordable housing programme.
The role You will manage London Living Rent homes throughout the tenancy lifecycle, acting as a key point of contact for residents and taking ownership of enquiries through to resolution.
Your focus will be on providing a consistently high-quality resident experience while maximising occupancy, minimising void periods and maintaining the performance and compliance of your portfolio. You will work closely with residents, contractors, managing agents and internal teams.
Your main responsibilities will include:
- Managing tenancies, renewals, inspections, tenancy changes and termination processes.
- Maximising occupancy and rental income through effective void management, resident retention and re-letting activity.
- Supporting the onboarding and mobilisation of new homes.
- Monitoring repairs, reactive maintenance and void works.
- Conducting tenancy audits, occupancy checks and fraud prevention activity.
- Identifying and responding to tenancy breaches, subletting and unauthorised occupation.
- Monitoring arrears and working with residents to support tenancy sustainment.
- Ensuring compliance with London Living Rent requirements, housing legislation and organisational policies.
- Managing complaints and complex customer cases through to resolution.
- Maintaining accurate records within CRM and housing management systems, including Microsoft Dynamics 365.
About you You will need proven experience in residential property management, housing management or lettings within the private rented, affordable housing or Build to Rent sector.
You should also bring:
- Strong knowledge of tenancy management and relevant housing legislation, including Assured Shorthold Tenancies and associated legal processes.
- Excellent customer service, communication and relationship management skills.
- Experience resolving complaints and handling complex customer issues.
- A track record of meeting performance targets and deadlines in a customer-focused housing, property management or lettings environment.
- A full clean driving licence.
- Strong organisational skills and the ability to manage competing priorities.
- A proactive, resilient and solution-focused approach.
Experience managing tenancies throughout their lifecycle and an understanding of London Living Rent, Intermediate Rent or similar affordable housing products would be particularly helpful.
The role is based in Stratford with hybrid working. You will be expected to work 20%–40% of your contractual hours from the reporting office or working location and travel across the property portfolio as required.
