Property Manager – G15 Housing Association

Location: Barnet / Camden / Islington | Kings Cross Office
Pay: £28.56 per hour Umbrella
Contract: Maternity Cover – initially around 3 months
Patch size: Approx. 190–200 properties

The Opportunity

We’re currently looking for an experienced Property Manager to join a leading London housing provider on an initial 3-month maternity cover contract, managing a portfolio of approximately 190–200 properties across Barnet, Camden and Islington.

This is a great opportunity for someone who enjoys being hands-on, visible and resident-focused, taking ownership of a property portfolio and working closely with residents, managing agents, contractors and internal teams to ensure homes and communities are well managed.

The role offers a hybrid working arrangement, with a base in Kings Cross, alongside regular visits across the patch.

What You'll Be Doing

As Property Manager, you’ll take ownership of your portfolio and be the key point of contact for residents and stakeholders. Your responsibilities will include:

  • Managing a portfolio of approximately 190–200 properties across Barnet, Camden and Islington.
  • Building strong relationships with residents and responding proactively to property-related queries.
  • Carrying out estate and property inspections, ensuring homes and communal areas are maintained to a high standard.
  • Managing and monitoring managing agents and contractors, ensuring they deliver against their obligations.
  • Working closely with repairs and planned maintenance teams to address issues and deliver improvements.
  • Investigating and resolving complaints, disputes and anti-social behaviour cases.
  • Taking action around fire safety, repairs, safeguarding and other health & safety matters.
  • Managing and communicating service charges, including budgets and ensuring costs are fair and transparent.
  • Providing residents and stakeholders with advice and guidance around leases and management agreements.
  • Working collaboratively with housing officers, building managers, internal teams and external stakeholders.
  • Ensuring KPIs and performance targets are achieved while maintaining a strong focus on resident satisfaction.
  • Representing the resident voice and taking ownership through to resolution.

What We're Looking For

We're looking for someone with solid property management or housing experience, ideally from within a housing association or similar environment.

You’ll ideally have:

  • Previous experience managing a residential property portfolio.
  • Strong customer service and resident-facing experience.
  • Excellent written and verbal communication skills.
  • Strong problem-solving, investigation and negotiation skills.
  • Experience dealing with contractors, managing agents and other stakeholders.
  • A good understanding of leases, service charges and property management.
  • The confidence to conduct inspections and work independently across a geographical patch.
  • A proactive, organised and resilient approach.
  • Excellent attention to detail and the ability to manage competing priorities.

IRPM, ARMA or RICS qualifications would be desirable, although relevant property management experience is the key requirement.
