Maintenance Surveyor
Penge, London | £45 Umbrella per hour (£350 per day) | 3-month contract with possible extension.
We are recruiting a Maintenance Surveyor for an initial three-month contract with the possibility of an extension. This is a hands-on surveying position covering responsive repairs, void works, cyclical repairs and more complex property matters within a social housing environment.
You will provide accurate technical advice, carry out inspections and help ensure work is completed safely, on time, within budget and to the required quality standards. The role involves regular engagement with residents, leaseholders, contractors and internal teams, so sound technical judgement and clear communication will be equally important.
The role
Your main responsibilities will include:
- Carrying out diagnostic inspections, surveys, post-inspections and technical reports.
- Supporting responsive repairs, voids, aids and adaptations, disrepair work, fire risk assessment actions and major or complex works.
- Monitoring contractors and ensuring work meets agreed quality, cost and delivery standards.
- Managing legal disrepair claims, Environmental Health Orders and complex repairs through to an agreed outcome.
- Inspecting empty properties, coordinating required work and helping to minimise rental loss.
- Supporting insurance claims, including property inspections, decants and liaison with loss adjusters.
- Acting as a technical lead during the handover of new developments, maintaining quality control through the defects period.
- Controlling expenditure within your area, reviewing contractor invoices and challenging costs where necessary.
- Ensuring work complies with statutory requirements, health and safety legislation, asbestos controls and relevant operational procedures.
- Taking ownership of customer issues and working collaboratively with repairs providers to maintain high satisfaction levels.
What you will need
The following requirements are essential:
- A Level 3 Diploma in Surveying, Property and Maintenance.
- Membership of a relevant professional body, such as RICS or CIOB.
- Knowledge of the social housing sector and its regulatory environment.
- Strong knowledge of building construction, building standards, planning regulations, health and safety, and legislation relevant to asset management.
- Knowledge of financial controls within contractor management and day-to-day repairs, including identifying adverse spend and managing overspend risks.
- Knowledge of professional surveying services covering responsive repairs, voids, aids and adaptations.
- Data management skills and intermediate experience with Microsoft Excel, Word and PowerPoint.
- Strong written and verbal communication, stakeholder liaison and negotiating skills.
- The ability to work both independently and as part of a team.
- Experience managing small projects and an understanding of CDMC.
- The ability to manage changing priorities, competing deadlines and established procedures.
- The ability to plan work effectively and produce clear technical reports.
A relevant degree or equivalent qualification would be useful but is not essential. Previous repairs and maintenance experience with a housing association or local authority would also be advantageous.
The role is based in Penge, London. The wider working arrangement has not been supplied. The ability to travel, work flexibly and occasionally attend meetings or properties outside normal working hours is desirable, as is a full UK driving licence.
